Ray Gill founded Gill Properties in May 1983 after spending 4 years at Edward LeMaster Co specializing in land and suburban acreage sales. Gill Properties was initially focused on land development, retail center construction and commercial sales and leasing. With a strong background in land values and development, Gill Properties soon established a reputation for identifying development patterns and recognizing the emerging value of land for investment by developers and users surrounding Memphis. Gill Properties focused on mixed use properties that offered opportunities to develop residential, apartment, self storage and retail properties.

During the 1980′s and 1990′s, Gill Properties developed several single family subdivisions including Oak Forest Hills, Cordova the Town, retail parcels and bought and sold land. Gill Properties began to construct retail and self storage properties for its own account as well as brokering similar properties to users and investors. In the 1990′s, Gill Properties developed its first self storage facility in Jackson, TN and Bartlett, TN. Retail development continued with the 140,000 sf Stage Centre in Bartlett, TN and the 74,000 sf Kirby Gate Shopping Center in Memphis both of which the company still owns, manages and leases. Self storage growth continued with the construction of the 107,000 sf Storage Towne facility on a portion of the 110 acres the company developed in southeast Memphis. While expanding the 3 storage facilities in the early 2000′s, Gill Properties acquired its major competitor in the Jackson, TN market, Metro Storage.

Since 2004, the firm has developed 64,100 square feet of retail and office on its 100 acre mixed use Cordova Station project including the company offices. The firm represents a number of regional retailers helping them expand their businesses in multiple markets. Gill Properties is constantly seeking opportunities to build for our stable of growth companies when existing space is not available. Recently, Gill Properties has completed construction of Germantown Station on Germantown Parkway and Collierville Station on Poplar in Collierville, TN.

In early 2012, Gill Properties acquired the last undeveloped parcel on Poplar consisting of 10 acres in Germantown near Kirby Parkway in the very desirable “East Memphis” market.  During 2013, Gill Properties worked with Germantown Planning Department to develop plans for the first phase of the 58 ac Western Gateway which will be called TraVure. In 2014, Gill Properties acquired the Colonial Apartments on Poplar at Reddoch and received rezoning of a 3 story 200,000 sf self storage facility in August 2015. Plans of this facility are in the works. Also in 2014, Gill Properties acquired the NWC of Hacks Cross and Players Club and received unanimous zoning approval for a 128,500 sf self storage facility in December 2015. Fisher & Arnold served as engineer and architectural design is by Thoda & Associates. Construction will begin on this project in 2017.

In 2015, Gill Properties sold a 4.4 ac site at the rear of TraVure site for a cobranded Hilton Garden Inn and Home 2 Suites. Desai Hotel Group from Jackson, MS will develop this compliment to the TraVure office starting in June 2017.  The company received approval for the TraVure mixed use development in early 2015 and received final approval for the 5 story 150,000 sf TraVure Office building and 5 story garage in October 2016.

Gill Properties signed a lease with Mid America Apartments (MAA) in December 2016 for 90,000 sf taking the top 3 floors of the new TraVure Office Building. First Bank provided a $34.1 mm construction loan for the project which closed on January 6, 2017. Grinder Tabor Grinder commenced construction immediately on the garage excavation and office building with the goal  to have MAA in the space by February 2018. The TraVure Phase 4 retail and office building expansion to 47,500 sf was approved in March 2017 and design was begun by Thoda & Associates in May 2017.
