Germantown approves $90 million development by Michelle Corbet
Last night, the Germantown Planning Commission approved a $90 million mixed-use office development off of the Poplar Corridor.
The planning commission approved site plans for TraVure, a development that will include a pair of Hilton hotel brands, a covered parking garage, restaurants, retail outlets and a five story-office building, in a 5-2 vote.
Gill Properties’ plans for TraVure have been stuck in the City of Germantown planning process for about two years, coming under fire from neighbors and, most recently, Robert Fogelman of Fogelman Investment Co.
Site plans were scheduled for final approval last month, but the planning commission voted to delay the vote by 30 days because Fogelman submitted an “11th hour” plan to move a proposed traffic signal in front of his Westminster Townhomes development.
The commission approved the original proposal with a traffic signal near the new development. Voting against the proposal were Alderman Forrest Owens and Germantown mayor Mike Palazzolo.
With the planning commission's approval, Gill Properties will be able to move forward on the first phase of the project, which includes infrastructure improvements such as connecting Kirby Parkway to TraVure Avenue and the installation of the traffic signal.
Phase two of the project is the hotel component, and phase three is the office building and parking garage.
CORRECTION
An earlier version of this article said the next step for the TraVure development would be approval by the Board of Mayor and Aldermen. The first phase does not need Board of Mayor and Aldermen approval.
Gill Properties, Inc. correction of this article: The Outline Plan is the only item that must be approved by the Germantown Board of Mayor and Alderman (BMA). Phases 1, 2, and 3 received FINAL approval on December 8, 2015. Phase 4 received preliminary approval, which is all we applied for on Phase 4.
Description of each Phase:
- Outline Plan sets the road system and building footprints.
- Phase 1 is all of the infrastructure, i.e. roads, landscaping, lighting, sewer, water, electric.
- Phase 2 is the dual branded Hilton Hotels, Hilton Garden Inn and Home 2 Suites.
- Phase 3 is a 150,000 sf five story, Class A office building with a five story, 500 parking space garage (two floors will be underground).
- Phase 4 is a 37,000 two story office over retail building. Gill Properties will be located in this building once it is complete.
Alderman Forrest Owens and Mayor Mike Palazzolo voted against the Outline Plan and Phase 1, BUT voted to APPROVE Phases 2, 3, and 4.
