Locals buy Class A East Memphis office for $33.5M

A developer involved in several recent East Memphis property purchases is now part of a $33.5 million deal for a prominent Class A office building.

Renaissance Partners LLC has bought the Renaissance Center, which is located at 1715 Aaron Brenner Drive.

The seller is an LLC associated with Charlotte-based FCA Partners, according to a filing with the Shelby County Register of Deeds.

FCA was represented by John Lamberson and Terry Radford with CBRE and assisted by Melissa Russell. The FCA-affiliated entity purchased Renaissance Center in 2006 for $38.1 million, per Register of Deeds documents.

The new owner, Renaissance Partners LLC, is a partnership between developer Walker Huey and Brown Gill, who is VP of development at Germantown-based Gill Properties. Both signed the deed as managing members of the LLC.

It's another high-profile property deal for Huey; entities that he is affiliated with have been building up notable East Memphis holdings. One LLC bought the former Houston's restaurant last month and has already moved to clear the site. In June, another LLC that he manages acquired another East Memphis office property — Primacy III — for $6.55 million. That 131,000-square-foot building is located at 6060 Primacy Parkway.

Renaissance Center was built in 2000 and has 191,000 square feet, ranking as the No. 23 largest Memphis-area office building based on square footage, according to MBJ research. The nine-story property at 1715 Aaron Brenner is adjacent to International Place IV, which sold in October.

Huey and Gill could not be reached for comment by deadline.
