TraVure sets timetable to break ground in Germantown by Michelle Corbet
Gill Properties is planning to break ground on its $90 million, mixed-use office development in Germantown this spring.
Though the Germantown Board of Mayor and Alderman (BMA) approved plans for TraVure Monday, Feb. 22, the developers still have a few more hoops to jump through before construction can begin.
Ray Gill, founder and principal of Gill Properties, said the first phase will include the construction of TraVure Avenue, planting the landscape screen and extending utilities to the site.
“Based on what our engineers are telling us, we need to submit detailed plans and, after the city has reviewed them and commented, we would finalize the plans, create a development contract, have a reconstruction meeting, get BMA approval and, once we had a permit, start construction of Phase 1, which is TraVure Avenue,” Gill said. “It appears this could take several weeks, which could allow us to begin construction as soon as the weather improves in the spring.”
TraVure will consist of a five-story office building, a covered parking garage, restaurants, retail outlets and a pair of Hilton-branded hotels.
The building phases are as follows:
- Phase 1 is all of the infrastructure — roads, landscaping, lighting, sewer, water and electric.
- Phase 2 is the dual-branded Hilton hotels: a Hilton Garden Inn and a Home2 Suites by Hilton.
- Phase 3 is a 150,000-square-foot, five-story, Class A office building with a five-story, 500-space garage (two floors will be underground).
- Phase 4 is a 37,000-square-foot, two-story office over retail building. Gill Properties' offices will be located in this building once it is complete.
