'We have a big vision': $200M project makes headway
A major Hernando project is busting at the seams as more residential and commercial plans are expected to come to fruition this year.
Delta Landing, a $200 million mixed-use development, entered its fourth phase, and Nesbit-based developer Sky Lake Construction is set to bring 108 new housing units, including senior units, this year to the more than 251 acres dedicated to the project.
"We have a big vision," Marion McBride, director of marketing and communications for Sky Lake Construction, told MBJ. "I'm excited about seeing it come into place."

The project sits across from the new Hernando High School off of McIngvale Road and, once complete, is set to feature 561 single-family homes, senior housing, 92 townhomes, 154 loft apartment units, a hotel, and 51,900 square feet of new retail space.
Sky Lake Construction's sister company, M&R Builders, is also a part of the construction. Sky Lake handles the residential portion, and M&R handles the commercial side. Memphis-based Shapiro & Co. Architects designed the loft apartments.
The development will also include a $40 million YMCA with a water park, lazy river, and camps. The YMCA is set to break ground in April after the nonprofit Maddox Foundation donated $30 million and Sky Lake Construction donated about 10 acres for it.
"This has been a labor of dedication, perseverance from the Maddox Foundation," McBride said. "They really wanted kids to be able to have swimming lessons, for adolescents to have a place to go after school, and to have food and different types of camps. We're ecstatic that it can be in Delta Landing across from the high school.”
The YMCA will sit at the southernmost point of Delta Landing's entrance, with walking trails and lakes bordering the southern portion of the development as part of the DeSoto County Greenway.
So far, Delta Landing's first three residential phases are complete with 144 developed lots, 47 houses sold, 31 homes under construction, and 60 spaces available for presale. McBride said 25 homes are move-in ready, and there are 85 lots families can buy and live on by the end of the year.
The site has five of the 92 townhomes ready for move-in and 44 units planned for the year, McBride said. Now, the developer has begun working on the 23-lot senior housing portion, which she expects to be ready later this year.
The developer also said three of the six buildings planned for the project are complete, with the team looking into letters of interest from potential businesses.
Barry Maynard and Frank Dyer III of Gill Properties are handling the leasing of Delta Landing. Maynard said the site has attracted interest from local and national companies.
“This isn't, 'Let's go build a shopping center then fill it up and go sell it,'" Maynard said. "This is a long-term hold, so you want to be very careful of who you put in, don't put in. But we've got a lot of traction going now, and I think we'll have this filled up pretty quickly.”
Delta Landing's multiple buildings
The first mixed-use building, about 54,300 square feet, has 11 retail bays for lease, with five rented — a Delta Landing leasing office and four bays leased by Cajun restaurant Two Crazy Fellas. The building also has 22 leased lofts and prospective tenants, including a boutique and a nutrition tea shop.
The second mixed-use building, about 54,200 square feet, is under construction and McBride expects it to be ready by the end of the year. It will feature 29 lofts and 12 retail bays.
Construction of the third building, which features 24 lofts, is expected to begin this year and be ready by 2027. Building four, featuring 16 lofts, is ready for lease.
Building five includes 18 apartments for lease and is ready for move-in. Building six, a 63,200-square-foot mixed-use building, will be constructed in 2027 with 33 apartments and 13 retail bays.
“We want to lease building one and building two, get our retail tenants in there, and what we typically do is when we get to a certain [lease] percentage, then we start the next building,” McBride said. “When building two starts leasing up, we'll go ahead and start building six immediately, but I just don't anticipate it being completed until 2027.”
A hotel and storage complex are also in the plans for Delta Landing but the two projects have not started yet, McBride said. Maynard said a hotel is not under contract yet, but some brands are interested.
The massive project has taken shape since breaking ground in 2024, with residents and businesses already on site and some opening this year. Maynard expects businesses there to move quickly as interest in the site grows, but they want to make sure the development is true to Hernando.
“We’re creating an environment really where people want to live and feel comfortable with the place that is around them," McBride said. "We’re building more than just retail, we’re building a real community.”
